What has changed, and what is coming

1 May 2026
Renters' Rights Act tenancy changes
Fixed terms ended, Section 21 was abolished, rent can rise once a year by formal notice, and fines now reach £40,000.
22 June 2026
Fines for serious hazards
Councils can fine up to £7,000 where a rented home has a category 1 hazard such as serious damp or mould.
15 December 2026
The landlord register opens
Every rented home in England will need registering, at £65 a year, region by region. London's window runs 15 July to 14 October 2027.
1 October 2030
Energy rating C
The government has confirmed every privately rented home must reach EPC C, with spending capped at £10,000 per property.
