AI does the reading and the paperwork. The rules decide.
Keeping a rented home legal is mostly reading: certificates, agreements, repair reports and the law. Lettance uses AI for that reading and for the drafting that follows, so you spend minutes, not evenings.
Whether a home meets a rule is never left to a model. That comes from 77 cited rules, each linked to legislation or government guidance, applied to the facts on record.
What it does for you
Reads your certificates
Drop in your gas safety record, electrical report, energy certificate, deposit certificate, licence or alarm test, as PDFs or photos, several at once. Lettance works out what each one is and reads its dates, findings and the engineer's details.
Fixed rules then judge what it read: an appliance marked unsafe, a C1, C2 or FI code, an EPC rating below E, a deposit protected late, a certificate that has run out.
Fills in the tenancy from the agreement
Upload the tenancy agreement and Lettance reads the start date, rent, deposit and tenants' names, then offers to fill in what is missing.
Nothing is saved until you choose "Use these details", and you can change any field afterwards.
Sorts repair reports as they arrive
When a tenant reports a repair through your link, Lettance suggests how urgent it is and a date to reply by, emails you, and tells the tenant how to stay safe until it is fixed when there is a risk, such as a gas smell.
The urgency is a suggestion from the tenant's words, not a legal deadline. You decide what happens next.
Drafts the note to your tenant
Record that a repair is booked or fixed and Lettance drafts a short update for your tenant, using only the facts you gave.
You edit it, and it is only sent if you tick the box to email your tenant.
Answers questions about each home
Can I put the rent up, and when? My tenant wants a dog. What do I fix first? The assistant answers from that home's records and the rules, and links the rule behind each answer.
Notice dates come from the same code that fills in Form 4A and Form 3A, not from the model's arithmetic.
Updates your records when you tell it
Tell the assistant you had the Legionella assessment done last week, or that the boiler was fixed on Tuesday, and it proposes the change.
It shows you a card first. Nothing changes until you press Confirm, and every change goes into the evidence record.
Where AI stops
AI reads and drafts. Code and the cited rules decide. A certificate only counts when its required details can be read and it matches the property. Legal dates, such as when a rent increase can start or how much notice a ground needs, are worked out by code you can check against the rule.
AI can misread a date, miss a page or mistake a signature. Check what it read against the original, and check the rule before you act. The assistant never changes a record or contacts anyone without your say. This is information, not legal advice, and serious decisions such as possession can need a qualified adviser.
The methodology explains how reads are judged and how we keep the rules up to date.
Your data
Documents, questions and repair descriptions sent for reading go through Vercel's AI gateway to an open-weight model provider. Lettance does not train models on your records. We keep counts of AI use for plan allowances and costs, without your prompts, document text or addresses.
The privacy notice lists the providers, where they process data and your rights.
Use your own AI
The same rules and council research are open to the AI tools you already use. Connect Lettance to Claude, ChatGPT, Codex, Gemini, Grok, Cursor and other assistants that support MCP, call the REST API, or give a coding agent the Lettance skill.
Every answer keeps its sources, research dates and anything we could not confirm. Your own homes and documents stay private to your account.
