In forceMandatory HMO licensing (national scheme, Huntingdonshire fees)
- Area
The whole of Huntingdonshire District (national scheme).
- Fee
£705 for 5 years
Initial licence £705; renewal £375; revocation £185; simple variation £75; large variation needing an inspection £225. If an HMO fails to meet the licence terms and conditions, a further £165 per additional officer visit, plus any third-party costs such as gas engineers' fees, may be charged at renewal. The page does not show an effective date for the fees.
- Who needs one
- Properties occupied by five or more people forming two or more separate households, regardless of the number of storeys, and purpose-built flats in a block of up to two flats occupied as an HMO by five or more people.
How we checked this
This is the national scheme. Huntingdonshire publishes its own page and fees (the old address /housing/advice-for-landlords/houses-in-multiple-occupation-hmo/ redirects to the licensing page). HMO licences must be renewed every five years; renewals use a separate GOV.UK form. Tacit consent does not apply. Applications need a site layout plan; the council inspects against its HMO guidance before granting. The page says operating an unlicensed HMO can lead to prosecution and an unlimited fine or a civil penalty of up to £40,000, and landlords may have to repay up to two years' rent or housing benefit. Planning permission and Building Control approval are needed for change of use to an HMO for seven or more people.

Not yet confirmed
We could not settle these points when we researched Huntingdonshire on 14 October 2026. Check them with the council before you rely on them.
- Not yet confirmed
No selective or additional licensing scheme, proposal or consultation was found. The council's HMO page covers mandatory licensing only, and its Housing Strategy 2026-2031 (https://democracy.huntingdonshire.gov.uk/moderngov/documents/s144406/HDC%20New%20Housing%20Strategy%2026-31.pdf) does not mention licensing. The council does not state the absence, and its committee document search returned no results for any term, so committee papers were not searched in full.
- Not yet confirmed
The civil penalty policy that sets penalty levels was not found. Confirm with the council (environmental.health@huntingdonshire.gov.uk).

The HMO fees on the council page are undated.
