Keep gas fittings and flues in a safe condition

Between annual checks you must keep the gas appliances, pipework and flues you are responsible for safe, and act promptly on any defect found.

Status
In force since 3 October 1998
Penalty
Criminal offence
Topic
Safety

Who it applies to

Same scope as the annual gas safety check: lettings under leases of less than 7 years or licences where the landlord provides or controls relevant gas fittings.

What you must do

Ensure every relevant gas fitting and any flue serving it is maintained in a safe condition so as to prevent risk of injury to anyone lawfully occupying the premises. Any work on gas fittings must be done by a Gas Safe registered engineer. Correct defects shown on the safety record promptly; if an appliance is disconnected as unsafe it must not be used, and HSE says you must provide emergency heating while a Gas Safe engineer carries out remedial work. Do not fit, in a room used for sleeping, a gas appliance of a type whose installation would contravene reg 30(2) or (3) (rooms used for sleeping since before 3 October 1998 are excepted).

Deadline

Ongoing

Evidence to keep

Other consequences
